Welcome to The Island.  Please find below useful information to help you navigate the neighborhood.  Should you not find what you are looking for please don't hesitate to contact a board member for further information.

*Please note that residents of the neighborhood who own properties on either Lake Hickman or Lake Fontaine are members of the Lakeview Estates Lake Association (LELA). Please contact LELA if there are questions regarding the lakes or membership in the association at president@lela.community

New to the Island

WELCOME HOME!  It’s a good idea to read through the information on this site to familiarize your self with things like the rules and regulations that protect the integrity of the neighborhood.  Each household is responsible for the annual dues to be paid in July. Your Realtor or Mortgage Agent will be able to help you determine the prorated amount that should be paid.

Each household is entitled to two gate passes that allow entry and exit via the Edgewater gate.  They remain the property of the Island Association (LISMA).  The passes transfer with the property and you should receive yours at closing (check with your Realtor). In the event that the seller has already returned theirs, you may contact the board member responsible for passes and be issued new ones.  Additional passes may be available (to Island residents only) upon request and for an additional $5 fee. 

Consider volunteering for the Board. It’s a great way to be involved in your neighborhood and get to know your neighbors.  Board members serve a three-year term and meet once a month to assure that neighborhood interests remain front and center. Board rotation is in August at the annual meeting.

A few things to keep in mind.

Make sure that your dues are up to date.  Dues payment will come up in closing and could slow down the process.  Dues are prorated upon a move so your Realtor will help you and the new buyer determine the payout.

Gate passes remain the property of the Island Association (LISMA) so make sure that you hand those over to the new owners at closing. If you happened to turn them back into the board already, make sure that your Realtor knows so that he/she may verify that with the board. If you have any questions contact the board member responsible for gates.

ARE THERE LATE FEES?

Yes.

Dues paid in August = $850 + $5 late fee ($855)

Dues paid in September= $850 + $5 + $25 late fee ($880)

Dues paid in October = $850 +$5 + $50 late fee ($905)

Dues paid in November = $850 +$5 + $75 late fee ($930)

Dues paid in December = $850 + $5 + $100 late fee ($955)

December 31 = gate pass privileges revoked until all dues and fees are paid

Dues are payable in July. Dues paid in August will be assessed a $5 late fee. A $25 late fee will be assessed each month after September 1 until dues are paid in full. If either dues or late fees remain unpaid by December 31, gate pass privileges will be revoked until all dues and late fees are paid in full.  If dues are paid and late fees are not; further late fees will not be charged, but the gate pass privileges will still be revoked after December 31 until all fees are paid. (Adopted September 2012)

 

WHEN DOES THE BOARD MEET AND CAN I GO?

Yes, you may. The board meets once a month. Contact a board member for the date and location of the next meeting and to inform them that you’d like to attend.

WHEN IS GARBAGE COLLECTION?

LFUCG waste collection services the neighborhood. Garbage trucks, recycling, and yard waste trucks run on Fridays.  Collection cans can go out to the curb on Thursday evenings and should be wheeled back by Friday evening.

 

WHAT IS THE SPEED LIMIT ON NEIGHBORHOOD STREETS?

20 mph throughout The Island neighborhood. Please be a good neighbor and drive slowly looking out for our children.

 

ARE PETS WELCOME HERE?

Of course! You’ll see lots of your neighbors walking their pets. Notice that all pets must be leashed and all waste must be collected in plastic bags and thrown away in your own garbage can.

 

CAN I HAVE A GARAGE SALE?

Garage sales are held once a year as a neighborhood sale. You’ll get a notice mailed or emailed to you notifying you the date.

 

WHAT IF I NOTICE SUSPICIOUS OR ILLEGAL BEHAVIOR?

Always notify the Lexington Police Department. 

 

MY GATE PASS ISN'T WORKING WHAT DO I DO?

Your batteries may be bad or there may be a problem with your pass card. Waving your pass in front of the reader will not help - holding the pass steady is best. Leaving your pass card "turned on" or storing it in the door or other compartment in your car may contribute to decreased battery life.  Contact the board member responsible for gates to get a new battery or for more information about your pass(es).
